1) Through a Realtor
When most people need to sell their house, this is the first option they consider. To successfully sell your house through a Realtor, the following factors are important. First, the property must be in good or perfect condition. Unless your house sticks out, you have little chance of selling it because there are too many perfect houses setting on the market. Second, you must have enough equity in the house that allows you to price it below market value and still pay real estate fees and commissions. In a depressed real estate market, there are so many discounted properties that you stand little chance if you sell yours at full market price.

Third, you cannot be in a hurry. There are lots of properties sitting on the market for months and they do not sell. Unless this is an open option for you, then selling your house through a Realtor may not work.

2) Selling your house yourself
This is popularly called For Sale By Owner.Basically you have to do everything yourself - look for buyers, run any advertising campaigns, negotiate the price, show the house, do the paperwork, etc. A Realtor is available to offer advice, but in this case you are on your own. Of course you will still pay closing costs even when you sell your house yourself. This method will work for you if you have time and experience.

3) Sell your house to a real estate investor
Wherever you live there are people that buy and sell houses for a profit. Sometimes they fix and sell them, sometimes they keep them as rentals. Real estate investors have flexible methods that allow them to buy your house even when it may look impossible. This could be if you are facing foreclosure, your house needs repairs or you don't even have equity. Usually most investors can buy your house no matter which situations you are facing as long as you can be flexible depending on the situation. They can stop foreclosure by making all the late back mortgage payments, make mortgage payments for you every month and finally complete the sale relieving you of stress associated with the property.

Most real estate investors have cash at hand and can close in a few days. They have teams of professionals who take care of everything - attorneys, contracts, rehab, closing, etc.

The Greater Tampa Association of Realtors Market Report shows a total of 1958 properties (single family homes, condos, villas, and townhomes) sold in the month of June, down only 1% from last month. However when compared to June of 2010 this represents a decline of nearly 11%.
