Top ten tips to make your house attractive

One way to ensure that you sell your house fast and for the best possible price is to make your house attractive and welcoming. Of course, there is more to it than that but it will make a huge difference if your home is attractive to potential buyers.

If you are trying to sell your house quickly in today’s property market, you may find that you are having difficulty achieving the price you want and may find that it’s taking longer than you thought it would to secure a purchaser. Several years ago the property market was buoyant but unfortunately due to the Credit Crunch and general downturn in the property market, sales are much harder to achieve.

One way to ensure that you sell your house fast and for the best possible price is to make your house attractive and welcoming. Of course, there is more to it than that but it will make a huge difference if your home is attractive to potential buyers.

You also need to make sure you have a good estate agent working for you, selling your home to the right sort of buyer offering the correct advice regarding price. Once you have a good agent on board and your property has been priced realistically based on the size, location and condition, it’s a case of waiting for that right buyer to walk through your door.

Here are some tips to help make your house seem more attractive to potential buyers. This way viewers will not only be able to envisage themselves in your home, but they will also be less likely to knock you down on price as they will feel that they need to spend less money on it once they move in.

1.    Redecorate to ensure that any bright or garish colours are replaced with neutral tones or white. This will make the property seem clean and bright, and will appeal to the buyers who don’t want to embark on DIY projects as soon as they move in.
2.    Place mirrors and lamps around the home to make rooms seem bright and spacious.
3.    Clean all windows, carpets and make sure that every room is spotless.
4.    If you have pets make sure that there is no pet hair anywhere, or odours. When you have viewings, make sure that dogs and cats are outside. For the non pet lover it can really put them off if there are animals wondering around!
5.    If you have children make sure you tidy away toys and games, as this can make the home seem cluttered.
6.    Bathrooms and kitchens should be spotless, and all cupboards and drawers should be tidy and clean. Replace any shoddy flooring with a cheap, new laminate to tidy the room up, make sure there is never any washing up in the sink and that the toilet seat is left down at all times.
7.    Makes sure beds are made at all times, and that sofas, throws and cushions are always clean and tidy.
8.    Mow the lawn and make sure that flower beds are weeded regularly.
9.    The front of the home needs to be immaculate as people will drive past to decide if they want to view the property, or could see that it’s for sale and book an appointment to see inside. This is why it’s important to make sure that it looks attractive on the outside too.
10.    De-clutter every room. Remove excess furniture and make sure it’s not cluttered up with trophies or ornaments. You want the buyers to be able to envisage their own belongings in the open spaces you create.

Follow these tips and you will be able to present your home in an attractive light to potential buyers, and be in the best possible position to sell your house fast.
